A Business has a legal responsibility  to protect both their staff and members of the public who come into contact with water on their premises against potential contamination.

What is legionella bacteria?

Legionellosis is the collective term for diseases caused by legionella bacteria, including the most serious Legionnaires disease; this is a fatal form of pneumonia and everyone is susceptible to infection although some people are more susceptible than others –

  • People over 45 years old
  • Smokers and heavy drinkers
  • People suffering from chronic respiratory or kidney disease
  • People with diabetes, lung and heart disease
  • Anyone with an impaired immune system

People can contract Legionnaires disease by inhaling small droplets of water suspended in the air containing the bacteria. Certain conditions increase the risk

 Are there risks in my workplace?

Any water system that has the right environmental conditions could potentially be a source for legionella bacteria growth.

The most common places where legionella can be found are in purpose built water systems, eg hot and cold water systems, cooling towers, evaporative condensers, spa pools.

There is a reasonably foreseeable risk in your water system if –

  • Water is stored or re-circulated as part of your system
  • Water temperature in some or all parts of the system is between 20-45°C
  • There are sources of nutrients such as rust, sludge or organic matter
  • It is possible for water droplets to be produced and if so can be dispersed over a large area, e.g. showers, aerosols from cooling towers
  • If any user of the building are more susceptible to legionella due to age, illness, weak immune system etc.

Your duties – what you need to do?

If the Health & safety Act (1974) applies to your business, then you have a duty to prevent or control the risk of exposure to legionella within your business premises.

As well as requiring risk assessments, Health and Safety laws also require employers to have access to competent help in applying the provisions of health and safety law; to establish procedures for workers if there are situations presenting serious, imminent danger; and for co-operation and co-ordination where two or more employers or self-employed people share a workplace.

Legionella Compliance

Legionella Risk Assessment

McAndrew Plumbing specialise in providing high quality, easy to understand legionella risk assessments for a wide range of water systems.

McAndrew Plumbing have over 25 years experience and are specialists in water hygiene and legionella control.  All legionella risk assessments are carried out by fully qualified and experienced water hygiene engineers.

We carry out legionella risk assessments on any size building requiring water hygiene services. Our clients include health care premises, dental surgeries, schools and child care premises, offices, student accommodation and care homes.

As part of our legionella risk assessment we will :

  • Identify and inspect your water systems
  • Provide full schematic diagrams and asset registers
  • Conduct a legionella risk survey
  • Recommend and prioritise corrective actions to eliminate or reduce the risk
  • Provide a full written report which is easy to understand
  • Clearly state in the Executive Summary what you need to do to control and prevent legionella in your workplace.
Legionella Monitoring

McAndrew Plumbing will work with you to develop a tailored strategy for controlling and preventing the risk of exposure to legionella within your site, this includes :

  • Weekly flushing of little used outlets
  • Monthly temperature monitoring
  • Quarterly clean and disinfect shower and spray taps
  • Annual inspections of tanks and calorifiers
  • Water sampling to test for legionella

McAndrew Plumbing are specialists in providing monthly legionella monitoring programmes. We will design a monitoring and inspection programme to specifically meet your needs and carry out all monitoring and inspection tasks. You will receive a monthly report detailing tasks carried out, findings and recommendations, this ensures you are fully compliant with Health and Safety legislation and the ACoP L8 legislation.

Legionella Sampling & Remedial Work

Sampling.

McAndrew Plumbing carry out legionella water sampling. All sampling is conducted by an impartial 3rd party fully UKAS accredited laboratory. Our water hygiene engineers are fully qualified to take water samples and results will be with you in 10 -15 days.

Remedial Works

As fully qualified plumbers we can carry out any related remedial works for to ensure legionella is controlled and prevented within your premises. This includes:

  • Thermostatic Mixing Valve servicing
  • System flushing
  • Dead leg removal
  • Tank and pipe work insulation
  • Expansion vessel draining and servicing
Legionella Clean & Disinfection

We offer sterilisation and cleaning services for a wide range of water systems and supplies. All cleaning and disinfection is carried out to comply with ACoP L8 by fully qualified engineers.

We have extensive experience in tank cleaning and disinfections and as trained plumbers we can identify and assess any associated remedial works which require attention. All work is carried out in accordance with ACoP L8. On completion of clean and disinfection you will receive a certificate for your records.
